Developers sold 312 units in May 2025, 52.9% lower month-on-month but 39.9% higher year-on-year.
20 units were launched in May 2025, marking a 98.5% drop from April 2025, and 92.6% lower than May last year. There were no major project launches in May 2025, but One Marina Gardens and Bloomsbury Residences continued to see strong take-up with attractive entry prices below $1.5 million in the RCR.
Arina East Residences had its private placement and sold 10 units in June 2025. Sales for last month are expected to range between 200 and 300 units. The swift conclusion of a trade framework between China and the U.S. is set to lift market confidence in the coming months.
In 2H 2025, approximately 16 new projects, including an EC, are expected to launch. For the full year, developers are projected to sell 7,500 to 8,500 units, with prices anticipated to grow between 4% and 7%.

根据已登记的买卖禁令,2025年第一季度共售出72套豪华非有地住宅单位,创下两年来新高,环比增长63.6%,同比增长35.8%。2025年第一季度豪华非有地住宅的总销售额为6.1亿元,相较于2024年第四季度环比增长64.2%,同比增长59.9%。2025年第一季度最畅销的豪华非有地住宅项目是柏皓(Park Nova)和32 Gilstead。
根据买卖禁令所示,2025年第一季度优质洋房(GCB)的总销售额为1.04亿元。虽然同比下降12.3%,但2025年第一季度优质洋房的交易规模明显更大。
未来几个月可能会推出更多豪华非有地住宅项目。随着更多高净值人士和入籍公民在新加坡扎根,可能会有更多大型优质洋房成交。
