Read our latest report on the private residential market! Private home prices increased by 1.4% in 1Q 2024, moderating from the previous quarter gain of 2.8%. This is the slowest quarterly gains since 3Q 2021, showing signs of stability in the housing market.
Developers launched 1,304 units for sale and sold 1,164 units in 1Q 2024. The number of units sold in 1Q 2024 is 6.6% higher than the previous quarter but 7.3% lower than a year ago. In 1Q 2024, the top selling projects are Lentor Mansion, Hillhaven, Lentoria, The Botany at Dairy Farm, The Arcady at Boon Keng, Lentor Hills Residences, Hillock Green, The Myst, Pinetree Hill and The Landmark.
There may be up to 30 launches and between 7,000 and 8,000 launched units in 2024. Developers may sell up to 7,000 new homes while prices are expected to be stable, increasing up to 5% this year.
The luxury non-landed homes market appeared to have stabilised in 1Q 2024 and heightened geopolitical tensions appeared to have convinced buyers to buy a home in Singapore which is often seen as a safe haven.
Top selling luxury non-landed projects in 1Q 2024 include The Ritz-Carlton Residences Singapore Cairnhill, Hilltops, Ardmore Park, Watten House, Nassim Jade, The Laurels, The LadyHill and Grange Residences.
Transactions in the luxury non-landed homes market are estimated to increase in the next few quarters. Two highly anticipated ultra-luxury non-landed projects, Newport Residences and Skywaters Residences may be launching in the coming months.
