Business parks have come a long way since the launch of Singapore Science Park in 1981 and International Business Park in 1992. Over time, more parks were developed to support key sectors like R&D, technology, sustainability, and the digital economy.
Once seen as cost-effective and well-equipped hubs with a strong corporate image, business parks are now facing challenges. Occupancy in areas like Jurong East and Tampines has declined, impacted by remote work trends, tech sector layoffs, and offshoring. Meanwhile, Queenstown has remained resilient, with occupancy above 90% as of 4Q2024. This could be due to specialised spaces like labs in Biopolis.
Today’s newer B1 industrial buildings offer modern designs, smart systems, and prime locations, making them increasingly attractive. Some tech firms are also choosing CBD office spaces for visibility and connectivity.
The first project in Mediapolis, Bloomsbury Residences, will conduct its sales booking on April 12. There will be a first residential project, Lyndenwoods in SSP which is slated for launch in 2Q2025 too.
